Construction Start: Lyman Duff – Gatehouse interior renovation
Please be advised that Ï㽶ÊÓƵ has mandated Corenov Constructeurs Inc. to carry out the following project: 22-014 Lyman Duff (B169D) – Gatehouse interior renovation.
This project consists of a complete interior renovation of the Gatehouse to transform the wet labs into workstations and offices areas.
Construction start date:Â May 27, 2024*
* Pending on the Ville de Montreal construction permit: not yet received. Preliminary mobilization/site preparation has started.
Planned construction end date:Â February 28th, 2025
Work schedule:Â Monday to Friday, 7 a.m. to 3 p.m. Except for one weekend (date TBD) when some minor work will be planned, in coordination with the building directors.

Scope of work:
Gatehouse:
The Gatehouse is a four-story building connected to the Lyman Duff Building by a passageway on the third floor and located on avenue des Pins. It was formerly used for wet labs but has been unoccupied for several years.
The project is aimed at providing 38 workspaces and includes:
- demolition of existing spaces,
- new layouts (open and closed office spaces, meeting room, kitchenette),
- new finishes,
- replacement of mechanical, electrical and data systems,
- structural reinforcement of floors,
- renovation of stairs and washrooms,
- minor exterior work (e.g., replacement of doors, repair of roof tiles).
Lyman Duff Building:
- Some work is planned in the Lyman Duff Building, on the 4th (C) floor, where new cables will need to run through ceilings of the hallway and laboratories to be connected to the electrical/mechanical main room.
Lyman Duff ‘New Wing’:
- Minor work planned to disconnect the decommissioned electrical cable from the electrical panel.
Impact & mitigation:
The Gatehouse being a ‘separate’ building, minor impacts to adjacent building operations are expected.
Access:
- Because of space required for mobilization, the courtyard parking will not be available during the construction period.
- Access to the delivery dock will be maintained throughout the project, except for a day on a weekend where minor civil work will be performed (date TBD).
- Inside the Lyman Duff building, nine laboratories will be closed during the construction work planned for summer 2024 only – to be completed by end of July 2024. Sensitive equipment will be removed from the labs and all fixed and mobile furniture protected. Hallways will be kept opened but width reduced during the work.
Noise:
- Removal of demolition debris and dismantled equipment will be done outside regular hours to limit disruptions caused by noise reverberation through the courtyard located behind the Gatehouse.
Safety considerations:
- Demolition work planned in the Gatehouse includes the demolition or removal of materials containing asbestos, silica and lead. This work is expected to be completed by August 2024.
- Work planned in the Lyman Duff Building includes opening walls and ceilings made of materials containing asbestos and lead. This work is expected to be completed by July 2024.
- All applicable safety measures for work involving these materials will be put in place and monitored by an external industrial hygiene consultant. These include dust-containment methods such as setting up enclosures to isolate the work areas, where required, or using specialized vacuuming equipment.
